Updated on 23 Nov 09 - very little work done

CP2 website was updated on 23 Nov 2009 and they slyly posted pics saying they are of 1 Nov.

The progress in phase 1 remains slow for towers 1 to 6, you can see there is no diff between images posted in Sept and Nov.

There is little or no progress in phase 2. Something seems to be wrong

Central Park finally updated the website after 2 months on 23rd Sept 2009 with latest pictures. There has been some progress in CPII - Phase 2. Phase 1 continues to be delayed. Here are the pictures

Faster construction in Phase 2

It is evident that Phase 2 construction is happening much faster that phase 1 construction in CP2. Today's update on the CP2 website shows this. Here are the pictures for July 2009 status :

Construction Update : July 2009

CP2 updated the work-in-progress pictures on their website today - 6th July 2009. Sloppy update, one picture say June 2009 and the other is till at May2009. There was no other update between 18 May till 6 July. There seems to be some progress in both phase 1 and phase 2 in some towers. However, the phase 1 progress in construction of the structure in only in towers 7, 8 and 9.

Updated photo but little progress

New pictures of CP2 phase 1 show some progress between 13 April 2009 and 18 April 2009. 5 Floors to be exact. At this rate, to complete the structure work of towers 7,8 and 9, it'll take 5 more months, taking it to Oct 2009. Thereafter, the internal and external work will start. If you see the previous photos, there has been no progress in the external work of towers 1 to 6 in the last 6 months. So it can be safely concluded that phase 1 will not be ready anytime before March 2010.



Belgravia progress seems to have slowed down. While there is some progress in all towers, the rate is dismal . Lets keep track of it and see how it progresses

Little progress

While its already 26th of May, the central park 2 website www.centralpark.in still shows a photo updated on 13 April 2009 of the construction progress. The company has sent out a request for payment of 6th installment for tower 9, thats the last tower of Phase 1 of CP2. I visited the site recently and saw that while there is construction work happening on the structural parts of Phase 2, the phase 1 structures that have been completed are lying untouched .

Transfer charges for Phase 1 Bellevue reduced

Central Park 2 has reduced the transfer charges of the Phase 1 apartments from the ridiculous figure of Rs. 200 per square feet to a more reasonable Rs. 50 per square feet, w.e.f April 2009. It had increased the charges to Rs. 200 when the project's construction did not take off to prevent investors from quitting the project. Considering the low demand and falling rates, the company must have decided to reduce these charges. Its a good move and will hopefully bring back the prices of the project to more reasonable levels. As recently as March 2009, brokers have been offering the Phase 1 apartments at prices of Rs. 2350 per sq ft - similar to the levels last seen in March 2006.

The construction of the apartments is still under progress and the phase 1 apartments are expected to be delivered in 2009 itself

We have a booking in the Phase 1 of Central Park II. I believe there is a delay in the project but we're just keeping our fingers crossed.
